Iconic former Lancing cinema saved as flats plan approved
A former cinema in the heart of Lancing is to be saved and its iconic facade preserved as a developer’s plan to convert it into flats was approved.
The future of the Luxor building in South Street looked uncertain after it fell into poor condition and some parts were not used for more than 15 years.
Despite there being no listed protection of the site, Adur District Council worked with developers to save the landmark former cinema.
A proposal to convert it into 12 flats and a ground-floor shop was unanimously approved by the authority’s planning committee last night (Monday October 16).
This was on the condition that the building’s facade and the Luxor name be maintained.
Councillor Brian Boggis, Adur District Council’s Executive Member for Regeneration, said: “I’m delighted that this unique and historic part of Lancing’s heritage could be saved, while providing some much-needed homes to people in the district.
“I hope this high-profile regeneration acts as a further catalyst to plans to regenerate the wider area.”
In a report presented to councillors, planners said the Luxor is “something of a local landmark not least owing to its distinctive shape” but admitted “it has no formal designation as a heritage asset”.
However, they said the appearance of the former cinema and bingo hall was “deteriorating” and the building had “not been well maintained in recent years”.
Developers who submitted the plans said they will maintain the building’s facade while replacing the current PVCu windows with 1930s-style windows and doors.
The plan will also see the renovation of the decorative statues which stand on the brick tiers either side of the front tower while the iconic LUXOR sign will also be restored. A separate advertising application for this to light up will be required at a future date.
The proposal shows the height of the main tower will not alter although permission has been granted to “infill” the area between the towers to ensure that 12 self-contained flats can be created in the four-storey building.
Balconies and a roof terrace will also be provided along with rear parking, bin and cycle storage and a new entrance lobby to the flats.
Permission relies on developers making an affordable housing contribution of £32,653 and installing an electric vehicle charging point.
